In September 2025, Peel Waters submitted planning applications to Wirral Council for the next phase of development at Mea Park West, a major employment site within the landmark Wirral Waters regeneration project. These applications set out proposals for significant enabling infrastructure across four distinct plots, including site remediation, three new access roads, an energy substation and new Sustainable Urban Drainage Systems (SuDS). The plans also include extensive landscaping, with a proposed expansion of the Greenway active travel corridor to enhance connectivity and biodiversity.
As part of the submission, Peel Waters has brought forward a speculatively built 45,000 sq ft manufacturing and logistics unit, representing a £16m investment and demonstrating strong confidence in Wirral Waters as a growing destination for business and innovation.
Located at the junction of Wallasey Bridge Road and Beaufort Road, Mea Park West forms a central part of Peel Waters’ vision to transform the area into a vibrant hub for advanced manufacturing, logistics, innovation and modern industrial activity. The development of the four plots will ultimately deliver 171,400 sq ft of new employment space, helping to attract high-value employers and create new local jobs.
A key feature of the proposals is the conversion of the 42,000 sq ft Mobil building into an upgraded Modern Methods of Construction (MMC) Factory. This industry-led facility will provide space for manufacturing, prototyping, training and digital design. It will support new housing delivery across Wirral Waters and the wider region, helping to scale up innovative construction methods and develop future skills.
Mea Park West sits within the Wirral Waters Freeport Tax Site, part of the Liverpool City Region Freeport. This strategic designation offers a package of tax incentives and customs benefits to accelerate regeneration, attract inward investment and boost job creation. The location also provides excellent connectivity, with immediate access to the M53 motorway, close proximity to Birkenhead North train station, and seamless links to the recently completed Greenway cycling and walking route, ensuring sustainable and accessible travel options for future businesses and employees.
